Turning Vacancy Into Opportunity

For the past few months, we’ve been working closely with landlords who are facing the challenge of high vacancy rates. Many of them own spaces that, for one reason or another, have been sitting unused—collecting dust instead of generating revenue. Our mission? To help them repurpose these spaces for flexible workspace solutions that meet the growing demand for hybrid and remote work options.

The Challenge: A Gym Owner’s Storage Unit

One of our most recent projects involved a local gym owner in Benicia, CA, who had a massive storage unit attached to his facility. The space wasn’t being used for anything productive—it was essentially a rotting asset, taking up valuable square footage but producing no income. Like many landlords, he was unsure of what to do with the space, assuming that converting it into something profitable would require major renovations and high costs.
The Solution: A Flex Workspace With Character
We stepped in to show him how, with minimal investment and strategic design choices, the space could be transformed into a move-in-ready workspace that attracts professionals, small teams, and entrepreneurs looking for a unique and functional office environment.

Here's how we did it:
1. Assessing the Space’s Potential
We started by evaluating the storage unit’s layout, structure, and existing features. The location was prime for conversion, with ample space, good lighting potential, and accessibility for remote workers and small businesses.
2. Leaning into the Aesthetic
Rather than stripping the space down and starting from scratch, we chose to embrace its existing character. Benicia is rich in history—it even served as the state capital in 1853—so we leaned into that charm by creating an eclectic, vintage-inspired workspace with repurposed furniture and carefully curated decor.
3. Function Over Perfection
We didn’t set out to make the space look like a glossy corporate office. Instead, we focused on making it highly functional, comfortable, and inviting for individuals and small teams. The furniture was thoughtfully placed to create distinct work zones, and we ensured that all the essentials—power, WiFi, lighting—were fully optimized.
4. Speed to Market
One of the biggest concerns landlords have is time and cost. Many assume that converting a space into something new requires major capital and months of work. Our approach proves otherwise. In just a few short months, this once-unused storage unit was ready for tenants. The transformation was cost-effective, efficient, and aligned with demand.
The Big Picture: A Model for Unlocking Vacancy
This project is just one example of how landlords can rethink vacancy. There are countless underutilized spaces out there—storage rooms, vacant offices, underperforming retail spaces—just waiting to be activated into income-generating workspaces.
By leveraging the demand for flexible work environments, property owners can tap into a new revenue stream without extensive renovations or long-term leases. The reality is, modern professionals and small teams aren’t looking for traditional office setups. They want convenience, flexibility, and a space that inspires productivity.
Would You Work Here?

This newly transformed space in Benicia is open for business, offering an eclectic, history-filled workspace designed for individuals and small teams. It’s proof that you don’t need a hundreds of thousands of dollars in Tenant Improvements to create an incredible office—you just need vision and the right strategy.
If you’re a landlord with underutilized space, it might be time to rethink what’s possible. Let’s turn your vacancy into opportunity.
